Clients agree to pay Abe Lien Search, LLC a $90.00 processing fee and any Advanced Charges incurred, if any, for all Central Florida Counties. Rush Service, Lien Payoffs, Additional Addresses, additional municipalities, and ledgers may result in additional fees. Request made in error by a client such as wrong addresses and/or incorrect folios can result in additional costs. Request submitted and processed as Rushes will be due in 30 days or closing, whichever comes first—no Charge for Cancellation (Except any Advanced costs incurred.
HOA Estoppel Letter Services
An Estoppel certificate will contain information with respect to the common expenses and obligations that the current owner is responsible for. Other vital information included but was not limited to: Whether associations need to approve the new owner, upcoming special assessments, and additional sub-associations. It will also outline any existing balances and violations with respect to the associations' rules and regulations. Obtaining this information is timely and costly.
HOA Estoppel Search Includes the following:
Clients agree to pay Abe Lien Search, LLC a $50.00 processing fee per folio plus master and sub-association fees, attorney payoff fees, and any other 3rd party fees involved with expediting your requests. The client agrees to pay invoices within 30 days of the order date or at closing, whichever comes first. Abe Lien Search, LLC holds no liability for payoffs and/or property findings were given to us by Association(s) and/or Attorneys' offices containing errors and omissions. Invoices are billed separately from all other services. No Charge for Cancellation, Only Advance Charges will be billed and upon receipt.

Property Survey & Flood Elevation Certificates
The survey shows the property in a bird's eye view. It outlines the property's boundaries, and it reveals any encroachments in the boundary lines and into any easements on the property. It will show you where the Drainage and Utility Easements are. If FHA financing is involved, the survey will also show the Septic Tanks and Drainage areas and Wells.
If you are financing your transaction, the lender will require that the title company issue a Survey Endorsement (Florida Form 9 /FF9). The Title Company can not issue the required endorsement without viewing a property survey. - All properties except Condominiums must have a survey when financing is involved.
Abe Lien Search LLC can ensure timely and efficient delivery of your survey and flood elevation certificates. We do this by coordinating with one of our many survey vendors. The normal turnaround time is within three days. If you need a survey in a rush, we have the resources to get the desired results.
The client agrees to pay Abe Lien Search LLC a Processing fee of $50.00 for processing the survey and if needed, the Flood Elevation Certificate. All fees are to be collected prior to or at the time service is commenced. No Cancellations after work is completed, and no refunds will be given.
Permit and Code Solutions
With our years of experience in researching municipal issued code violations, open or expired permits, and city fines, we have all the information and contacts needed to resolve these issues. All items reported on your Municipal Lien Search Report will be subject to municipal lien even after the property is sold, which means that any financial matters and/or unbilled balances will be transferred to the new owner(s).
The Most Common Violations issues are as follows:
The client agrees to the hourly fee of $25.00 with a minimum amount of $200.00 to search each permit closing requirement reported by City or County. This fee will be allocated per permit, NOT per file. "Permit Closing" services include: Researching, Contacting Building Officials, Gathering and submitting plans and required documentation, renewing-owner/non-contractor permits, and scheduling of inspections. Abe Lien Search minimum service or hourly fees does NOT include advancement of fees to City or County to renew, reopen, or any other 3rd party fees involved or necessary with the closing of permit(s). These invoices will be billed separately from all other services. - No Refunds if work has commenced.

Payment for services will be due and payable once the search is completed—no Charge for Cancellations (Expect for any advance costs incurred).
